Once you’ve found a home that you really like, there are several critical things to complete before making any offer.  One of the key tasks is to conduct a proper market evaluation of the home so you know what the real market value is before making any offer on it.  That helps ensure you never unknowingly over-pay.

No “Money Pit” Properties

Before making any offer on a property I complete my own due diligence on it and use my own itemized checklist to ensure it’s a solid investment for my client.  I will always recommend to any buyer that they use an experienced and licensed home inspector to inspect the property thoroughly as a condition to any purchase. 

Prepare You for the Transaction

There are numerous factors to any negotiation; price, possession, financing, conditions, inclusions/exclusions, etc.  Key things that I focus on to help every client negotiate the best deal possible include: have a clearly defined goal, understand the counterparty’s situation, ask questions, listen, work through any issues, always stay calm and be creative/constructive.

Sometimes the property you are looking for is not listed on the MLS system.  I stay in touch with my network of real estate professionals to access “up-coming” listings before they hit the MLS.  Sometimes finding the right home requires thinking outside the box, exploring and investigating other options too.

Regular and Proactive Communication

I pride myself on maintaining regular contact with my clients through out the entire process to make sure all questions/concerns are answered satisfactorily.  As well, I proactively manage the transaction process with every client, so that up coming tasks and deadlines get done without unnecessary stress.
